The quiet run: why Abu Dhabi keeps climbing

Abu Dhabi’s residential market has posted steady gains while staying calmer than its neighbours. Here is what is driving it, and what it means for island buyers.

Abu Dhabi’s residential market has spent the past three years doing something unusual for the region: growing steadily without overheating. Prices across the capital’s investment zones have risen at high single digit rates each year, carried by people who live in what they buy rather than by short-term trading.

Supply is the quiet reason. Abu Dhabi releases land in measured phases, so new communities arrive when demand is proven, not before. That discipline keeps completed stock absorbing quickly and protects prices for early buyers.

Demand has broadened at the same time. New residency rules, the Golden Visa and the capital’s growing finance and technology employers have brought long-stay residents who buy rather than rent. Gross yields of five to seven percent remain among the strongest of any major city.

For Hudayriyat the timing is simple: a masterplan of limited coastal land, launching into a market that is still working out what Abu Dhabi waterfront is worth.
