Hudayriyat is a leisure and residential island in Abu Dhabi, directly south-west of the main island and a short drive from the Corniche. Yes. Hudayriyat sits within an Abu Dhabi investment zone, so buyers of any nationality can own property freehold, with the home registered in their own name and full rights to sell, rent or pass it on.

A property purchase of AED 2 million or more qualifies you to apply for the ten-year UAE Golden Visa. At Wadeem, land purchases from AED 750,000 can also qualify for a two-year residence visa.

Each project has its own plan, typically 40/60, 50/50 or 60/40. You pay a booking amount of five to ten percent, staged instalments during construction, and the balance at handover. No project on the island requires full payment up front.

First handovers begin with Al Naseem in Q4 2027, followed by Nawayef Park Views in Q1 2028, Wadeem plots in Q4 2028, Bashayer through 2029 (villas from March, residences from October) and Hudayriyat Golf Estates in Q3 2030.

Plan for an Abu Dhabi Municipality transfer fee of around two percent of the purchase price at registration. Annual service charges vary by project, roughly AED 8 to 16 per sqft depending on the community and its amenities. Land at Wadeem carries the lowest charges.

Yes. Freehold owners can rent their homes long term or as holiday lets under the applicable licences. Current island projections point to gross rental yields of roughly five to seven and a half percent, strongest in the apartment districts.

The full process can be completed remotely. You reserve with a booking form and deposit, sign the sale and purchase agreement electronically or through a power of attorney, and pay instalments by international transfer. Registration is handled in Abu Dhabi on your behalf.
